A new development firm plans to build 18 for-sale townhomes at 1265 E. Villa Vista Ave. in Millcreek, one of five projects the company announced at its launch Tuesday, Sept. 8.
Kensington Home Company is a partnership between the Gardner Group, a Salt Lake City commercial real estate developer, and Urban Alfandre, a residential builder led by brothers James and Stephen Alfandre. Stephen Alfandre serves as CEO of the new firm.
The Millcreek project, called Brookline, would bring owner-occupied townhomes to a site the Millcreek City Council rezoned on Dec. 8, 2025. The council changed the parcel from commercial to the City Center Overlay – Development Agreement (CCOZ-DA) zone, and the development agreement was recorded with the Salt Lake County Recorder on April 21, 2026, according to city records.
The project still needs a conditional use permit and subdivision approval. City planner Carlos Estudillo is assigned to the application, which is listed as pending on the city's planning applications page.
Brookline's 18 rowhouse-style units are planned for owner occupancy, not rental. The recorded development agreement calls for at least one live/work unit in Building One, though an amendment adjusting the live/work locations was pending council review as of April. No pricing or completion timeline has been published.
Christian Gardner, CEO and chairman of the Gardner Group, said the region needs "accessible pathways to homeownership in vibrant, well-planned neighborhoods," according to a launch statement reported by Building Salt Lake. He called high-quality ownership options essential for long-term community stability.
Stephen Alfandre, the developer and homebuilder behind Urban Alfandre, wrote on X that the venture was almost two years in the making.

Beyond Brookline, Kensington listed four other projects across Salt Lake City, Boise and Washington.
