Millcreek is pushing hundreds of new housing units into a cooling market. Salt Lake County home sales fell 5.2% from June to July, and pending sales plunged 14.7% in the sharpest monthly drop in at least two years, according to data the Salt Lake Board of Realtors shared with the Deseret News on Wednesday, Aug. 12.

Closed sales in the county dropped from roughly 1,089 in June to 1,033 in July after seasonal adjustment, Board spokesman Dave Anderton said. Pending sales, a leading indicator because deals take weeks to close, contracted nearly three times faster than the same June-to-July window in 2025, when they fell just 5.5%.

Anderton said the pool of pending transactions shrank more sharply this July than a year ago.

Year over year, the picture is less dire: closed sales in July 2026 edged slightly above July 2025, and pending activity was roughly flat.

What's driving the slump

Nationally, just 285,300 home sales closed in July, the fewest since September 2024, according to Redfin data published Wednesday, Aug. 12. The median U.S. sale price hit a record July high of $407,730, up 3.2% year over year, while the average 30-year mortgage rate climbed to a one-year high of 6.54%. About 14% of sale agreements fell through nationally, the highest cancellation rate since 2023.

Chen Zhao, Redfin's head of economics research, attributed the pullback to record prices, rising rates and economic uncertainty tied in part to the U.S.-Israel war against Iran launched in late February. Zhao noted one upside for buyers who can still afford to purchase: more leverage to negotiate with sellers eager to close.

Millcreek's development pipeline keeps growing

The market cooldown arrives just as Millcreek is adding significant new supply. On July 31, the City Council unanimously approved Cottonwood 3300, a seven-story, 210-unit mixed-use apartment building at 1312 E. 3300 South near Millcreek Common. Cottonwood Residential, a Utah-based multifamily developer, is building the project on 1.75 acres just south of the city's emerging downtown park, as we reported July 31.

More is on the way. Projects advancing toward the Planning Commission's Aug. 20 hearing include a hotel, commercial and residential condominium mixed-use project at 3232 S. Highland Drive filed on behalf of PEG Development and Encore Development, plus an 18-unit townhome project at 1265 E. Villa Vista Ave. that received its zone change in December 2025. A separate affordable housing rezone at 1285 E. Villa Vista Ave., filed by applicant Mike Oborn, is also moving through the process.

Millcreek city officials did not comment publicly on the sales data.

What it means for Millcreek residents

For sellers, the data suggests buyers have more room to push back on price. For buyers, record prices and 6.54% mortgage rates remain steep barriers, but the wave of new units coming online near Millcreek Common could ease competition over time. No Millcreek-specific median home price data was available; Salt Lake City's median reached $544,000 in 2026, up 3.7% from a year earlier, according to a separate Redfin study.
